Why Is There Water in My Crawl Space?
Finding water — or evidence of it — under your home raises an obvious question: where is it coming from? The answer matters because the right fix depends entirely on the source.
The Short Answer
Water in a crawl space typically comes from one of four sources: surface water around the home, groundwater moving through the soil, water entering through foundation openings, or condensation that resembles water intrusion. Some crawl spaces deal with more than one source at the same time. Identifying which is driving the conditions is the most important step — because treating the wrong source won't solve the problem.
Why Identifying the Source Matters
Two crawl spaces with identical visible symptoms — wet soil, standing water, stained walls — can have completely different causes. One might be driven by surface water draining toward the foundation during rain. Another might be groundwater pressure after the water table rises during wet seasons. A third might be condensation on cooler crawl-space surfaces as warm air enters during summer.
Each requires a different response. Interior drainage systems are designed to intercept water after it enters. Exterior grading corrections address surface runoff before it reaches the foundation. A sump pump actively removes collected water but doesn't address what's creating it. Getting the diagnosis right is what makes the solution last.
Surface Water and Drainage Around the Home
One of the most common sources of crawl-space water is surface runoff that isn't being directed away from the home. Several contributing factors:
- Grading that slopes toward the foundation rather than away from it
- Gutters that are clogged, undersized, or discharging too close to the house
- Downspout extensions that deposit water right at the foundation
- Impervious surfaces like driveways or patios that channel rainwater toward the home
- Low spots in the yard that concentrate water near the foundation
Addressing exterior drainage conditions — extending downspouts, improving grading, clearing gutters — can significantly reduce how much water reaches the crawl space. This type of work falls outside our scope, but it's often part of a complete solution. If an inspection reveals that exterior conditions appear to be contributing to water intrusion, we describe what we observe so the homeowner can follow up with the appropriate contractor.
Groundwater
Groundwater moves through the soil and can enter crawl spaces through foundation walls, wall-floor joints, and unsealed penetrations — particularly during and after significant rain events when the surrounding soil is saturated. This type of intrusion isn't always dramatic. It can appear as seeping at the base of the wall, wet patches that seem to emerge from the concrete or block, or water that collects at the lowest point of the crawl space.
Properties in lower-lying areas, on lots that drain toward the home, or near natural drainage channels may experience more pressure from groundwater during wet periods. An interior drainage system — a channel installed at the perimeter of the crawl space floor — is designed to intercept this type of intrusion and route it to a collection point.
Foundation Entry Points
Water can enter through cracks in foundation walls, gaps around utility penetrations, deteriorated mortar joints in block foundations, or at the joint where the foundation wall meets the crawl-space floor. These entry points don't always produce obvious streams — water can seep in slowly, and the evidence shows up as staining, mineral deposits (efflorescence), or dampness that appears after rain.
We do not perform structural repair or foundation repair. If we observe conditions that appear to involve foundation issues beyond moisture management, we describe what we saw so the homeowner can consult the appropriate professional.
Condensation — Water That Isn't Intrusion
Not all crawl-space moisture is water coming in from outside. During warm, humid months, outdoor air that enters through crawl-space vents can condense on cooler surfaces inside the space — soil, concrete, pipes, and ductwork. This produces moisture without any obvious water source.
Condensation-driven moisture can be mistaken for seepage or groundwater intrusion. The pattern differs: condensation tends to appear uniformly across surfaces rather than at specific entry points, and it correlates with outdoor humidity conditions rather than rain events. Managing crawl-space humidity through encapsulation and dehumidification is the appropriate response — not drainage.
Could It Be a Plumbing Issue?
A slow plumbing leak in the crawl space can introduce water gradually without producing obvious visible drips. Signs that plumbing may be contributing include water that appears beneath pipes, wet insulation around supply or drain lines, or conditions that persist between rain events.
We don't perform plumbing repairs. If a plumbing issue is observed during a crawl-space inspection, we point it out so the homeowner can contact a plumber.
What to Do About It
The appropriate response depends on the source:
Surface water / exterior runoff
Exterior drainage corrections — grading, gutters, downspout extensions (outside our scope — refer to appropriate contractor).
Active water intrusion / seepage
Interior drainage system to intercept and route water after it enters, with a sump pump to remove collected water.
Accumulated standing water
Drainage channel + sump pump to actively remove water and keep the space dry going forward.
Condensation / humidity
Encapsulation to seal the space from outdoor air, combined with a dehumidifier for active humidity management.
Ground moisture evaporation
Vapor barrier or full encapsulation depending on the scope of conditions.

Common Questions
Should I try to dry out the crawl space myself before calling?
There's no harm in removing standing water if you can do so safely, but temporary drying doesn't address the source. The water will likely return until the entry pathway is managed. An inspection identifies where it's coming from and what to do about it.
Does a wet crawl space automatically mean I need encapsulation?
Not necessarily. The right solution depends on the source. If active water intrusion is the primary issue, drainage typically comes before encapsulation. If conditions are limited to ground evaporation, a vapor barrier may be appropriate without a full encapsulation system.
How do I know if the water is from outside or from condensation?
Condensation tends to appear uniformly on surfaces and correlates with outdoor humidity — not rain events. Water intrusion tends to appear at entry points, at the lowest areas of the crawl space, and increases after rain. An in-person inspection can distinguish between the two.
