Why Water Gets Into Crawl Spaces

How Water Enters Crawl Spaces

Groundwater

Surface Water

Inadequate grading that slopes toward the house, clogged gutters, or downspouts that discharge too close to the foundation allow surface water to collect and migrate under the home.

Perimeter Seepage

How Interior Drainage Systems Work

An interior drainage system doesn't stop water from entering the crawl space — it intercepts it after it enters and routes it to a controlled collection and removal point. The core components:

Perimeter Drainage Channel

A channel installed along the inside base of the foundation wall collects water that seeps through the wall or up through the floor-wall joint. It's installed below the level of the crawl space floor so water flows toward the collection point by gravity.

Sump Basin

The drainage channel routes water to a sump pit — a basin set into the crawl space floor at the lowest accessible point. Water accumulates here until the pump activates.

Sump Pump

A submersible sump pump in the basin activates automatically when the water level reaches the float switch. It discharges water through a pipe routed to daylight away from the foundation.

Discharge Line

The pipe carrying water away from the foundation is routed to a point where it can discharge without creating new drainage problems — typically to a slope, a dry well, or a municipal drainage system.

Drainage as Part of a Complete Moisture System

Interior drainage is often the first step in a complete crawl space moisture solution — the foundation that other work depends on. Once active water is managed, encapsulation addresses ground moisture evaporation, and a dehumidifier manages residual humidity in the sealed space.

Important: Never encapsulate a crawl space with an active water intrusion problem. The liner would trap water under it and accelerate damage. Drainage comes first — then encapsulation.

What is a crawl space interior drainage system?
An interior drainage system intercepts water after it enters the crawl space and channels it to a collection point. It typically consists of a perforated drainage channel installed at the perimeter of the crawl space floor, which collects water and directs it to a sump pit. A sump pump removes the water from the pit and discharges it away from the foundation.
Should drainage be installed before or after encapsulation?
Before. If your crawl space has standing water or active water intrusion, that needs to be resolved before you seal the space. Installing a liner over a wet or water-intrusion-prone crawl space traps the problem. The correct sequence is: address water → install drainage and sump if needed → then encapsulate.
Can you just fix the grade and gutters instead of installing drainage?
Sometimes exterior solutions like regrading, extending downspouts, or improving gutters reduce or eliminate water intrusion — and if that's the actual cause, that's the right fix. However, in many NWA homes the problem is groundwater or soil hydrology, not surface drainage, and exterior fixes alone won't solve it. We assess the source during the inspection and recommend accordingly.
Will interior drainage damage my foundation?
Interior drainage systems are designed to intercept water at the perimeter where it enters, without removing soil or disturbing the foundation. The channel is installed at the base of the foundation wall, not through it. The process doesn't compromise the structural elements of the foundation.
What happens if the sump pump fails?
If a sump pump fails during a significant water event, water will accumulate in the sump pit and potentially overflow. Backup options — battery backup pumps or water-powered backups — exist for situations where the primary pump is unavailable. We can discuss backup considerations when we scope your project.
