Thin poly (4-6 mil) tears easily from foot traffic, punctures from debris, and age. Thicker reinforced material (10-20 mil) provides meaningful durability and doesn't develop the small tears and gaps that allow moisture through.

Seam Sealing

Overlapping sheets without sealing them leaves significant gaps. Ground moisture evaporates freely through every unsealed seam. Proper installation seals all seam overlaps.

Wall Coverage

A barrier that only covers the floor leaves the lower portion of the foundation walls and rim joist area uncovered. Extending the liner up the walls eliminates those pathways.

Penetration Wrapping

Piers, columns, plumbing penetrations, and access hatches each represent a gap in the barrier. Properly wrapping each one maintains the continuity of the moisture barrier.

Signs Your Current Vapor Barrier Needs Attention

Vapor Barrier vs. Full Encapsulation

A vapor barrier addresses ground moisture evaporation — which is often the primary moisture source in a crawl space with no water intrusion. Full encapsulation goes further: it covers the floor and walls, seals vents, and typically adds a dehumidifier to manage residual humidity in the now-sealed space.

Which approach is appropriate depends on what we find during inspection. Not every crawl space requires full encapsulation — but many that have only a basic vapor barrier would benefit from upgrading to a more complete system.

What does a vapor barrier actually do?
It creates a physical barrier between the soil and the crawl space air. Soil contains moisture that evaporates continuously. Without a barrier, that moisture vapor moves freely into the crawl space. A vapor barrier significantly slows that evaporation, reducing the volume of moisture entering the space.
Does my crawl space already have a vapor barrier?
Many homes do have some form of ground cover installed, but its condition and quality vary widely. Older homes may have thin 4-6 mil poly that has deteriorated, shifted, or been torn over the years. It may provide minimal protection. An inspection tells you what's actually there and whether it's doing its job.
What mil thickness should a vapor barrier be?
The minimum code requirement in many areas is 6-mil poly. However, 6-mil tears easily and degrades faster. For meaningful, lasting protection, a thicker material — typically 10-mil to 20-mil reinforced polyethylene — provides substantially better durability and resistance to puncture. We use materials suited to long-term performance, not just code compliance.
What's the difference between a vapor barrier and crawl space encapsulation?
A vapor barrier covers the floor of the crawl space. Encapsulation covers both the floor and the walls, seals all seams and penetrations, and typically includes closing vents and adding a dehumidifier. A vapor barrier alone leaves the walls open to moisture migration. Encapsulation creates a sealed, managed environment. Which approach is right for your situation depends on your conditions.
Can I install a vapor barrier myself?
Homeowners can and do install vapor barriers, but the quality of the installation matters significantly. Unsealed seams, tears around piers and columns, and material that doesn't extend up the walls enough all reduce effectiveness. An improperly installed barrier provides less protection than its material spec would suggest. Professional installation ensures the barrier actually performs.
How long does a vapor barrier last?
A quality installation using appropriate-mil reinforced material should last many years under normal conditions.
