What Crawl Space Encapsulation Is

When we encapsulate a crawl space, we're not simply covering the ground with plastic. We're treating the crawl space as a controlled environment — sealed from the soil below, closed off from outdoor air at the vents, and managed for humidity with a dedicated dehumidifier. The goal is to stop ground moisture at its source before it can evaporate into the space, migrate into the framing and insulation above, and eventually make its way into the house.

Our Encapsulation Process

Crawl Space Inspection

We assess moisture levels, standing water, vapor barrier condition, drainage, vents, framing, and any signs of water intrusion. We don't recommend a scope of work without seeing conditions first.

Drainage First (When Needed)

If there's standing water or active water intrusion, drainage and a sump pump typically come before encapsulation. Sealing a wet crawl space traps the problem rather than solving it.

Preparation

Remove old vapor barrier material, address debris, and prepare the surface for the new liner installation.

Liner Installation

A heavy-duty polyethylene liner is installed across the crawl space floor and extended up the walls. Seams are overlapped and sealed. Penetrations — piers, columns, plumbing — are wrapped and sealed individually.

Sealing and Closing

Crawl space vents may be closed and sealed depending on the encapsulation design. All penetrations through the liner are addressed to maintain a continuous moisture barrier.

Humidity Management

What exactly is crawl space encapsulation?
Encapsulation is the process of sealing the crawl space from the soil and outdoor air. A thick liner is installed on the floor and up the walls, seams are sealed, penetrations are addressed, and the space is treated as a controlled environment. It goes significantly further than basic ground cover — encapsulation creates a sealed, manageable space rather than an open cavity.
How is encapsulation different from a vapor barrier?
A vapor barrier is ground cover — typically poly sheeting on the floor — that slows moisture evaporation from the soil. It's a component of an encapsulated system, but not the complete thing. Full encapsulation covers the walls as well as the floor, seals all seams and penetrations, and usually includes sealing or closing vents and adding a dehumidifier. Think of a vapor barrier as partial protection and encapsulation as a complete system.
Does my crawl space need encapsulation or just a new vapor barrier?
It depends on your conditions. If your primary issue is ground moisture evaporation and your crawl space has no standing water or active intrusion, a quality vapor barrier installation may be appropriate. If you have recurring moisture problems, high humidity, water intrusion, or an older damaged barrier, full encapsulation is typically the more effective long-term solution. An inspection tells us which situation you're in.
Do I need a dehumidifier after encapsulation?
In most cases, yes — particularly in Northwest Arkansas's humid climate. Once the crawl space is sealed from outdoor air, humidity that's already present in the space needs to be managed. Without a dehumidifier, a sealed crawl space can actually trap moisture at higher-than-desired levels. A crawl space dehumidifier runs automatically and maintains appropriate humidity.
What if there's standing water in my crawl space?
Standing water needs to be addressed before encapsulation. Sealing a crawl space with an active water problem traps the problem rather than solving it. Depending on your conditions, the solution might involve correcting exterior drainage, installing an interior drainage channel, adding a sump pump, or some combination. How long does crawl space encapsulation take?
